Rent vs. Buy an Apartment in Bishkek: What Is More Profitable in 2026

"Why pay rent to someone else when you can own your own place" — the most popular argument for buying. But is it always true? Let us look at the real numbers from the Bishkek market in 2026.

Current Prices: How Much Does Renting vs. Buying Cost

Calculation: Rent or Buy a One-Bedroom for 4,000,000 Som

Option 1: Buy

Suppose you have 4,000,000 som to buy an apartment in a residential district.

Monthly owner costs:

  • Utilities: 1,500–3,000 som
  • HOA/management company contributions: 500–1,500 som
  • "Reserve" for repairs and breakdowns: ~1,000 som/month
  • Total: ~3,000–5,500 som/month

Plus one-time costs at purchase (notary, GRS): ~50,000 som.

Option 2: Rent and Invest the Money

Rent a comparable apartment: 20,000 som/month.

Put 4,000,000 som in a bank deposit:

  • Som deposit: ~12–15% per year = 480,000–600,000 som/year = 40,000–50,000 som/month

Total when renting:

  • Rent expenses: 20,000 som/month
  • Deposit income: 40,000–50,000 som/month
  • Net gain: +20,000–30,000 som/month

What Does This Mean?

Purely mathematically — at current deposit rates, keeping money in a deposit and renting housing is more profitable than buying an apartment. The payback period for a purchase on the Bishkek market is 15–25 years (at an average rental yield of 5–7% per year).


But There Are Arguments in Favor of Buying

1. Protection Against Rising Prices

Real estate in Bishkek grew 2–3 times in dollar terms from 2019 to 2026. A renter does not capture that appreciation; a buyer does.

2. Stability and Predictability

A landlord can evict you, raise the rent, or sell the apartment. Owning your home provides security for your family.

3. Mortgage as "Forced Savings"

By paying a mortgage, you are building an asset. For many people, the discipline of a mortgage payment helps accumulate capital that would never have existed while renting.

4. No Currency Risk on the Deposit

A som-denominated deposit can lose value during devaluation; real estate does not.


When You Should Definitely Buy

  • You have the full amount without a mortgage (or a small mortgage)
  • You plan to live in Bishkek for more than 5 years
  • You want to rent out the apartment you buy
  • You see real estate as a long-term investment

When It Is Better to Rent

  • You are unsure whether you will stay in Bishkek
  • You have profitable alternatives for investing your money
  • You are taking out a large mortgage at a high rate (16%+ in som)
  • You want to preserve mobility (relocation, changing districts)

Mortgage: A Separate Conversation

With a mortgage at 16% per year for 15 years, the overpayment will be 80–100% of the loan amount. In other words, you will actually pay 7,000,000–8,000,000 som for an apartment costing 4,000,000 som.

In this case, renting + a deposit is mathematically more advantageous. The only exception is ZhSSBK at 9%, which shifts the calculation in favor of buying.
