Balcony and Loggia When Buying an Apartment in Bishkek - How to Factor Them Into the Price
Almost every apartment in Bishkek has a balcony or loggia, but few people know how they legally differ and how this affects the price. The difference is significant.
How a Loggia Differs from a Balcony
Balcony - an open platform projecting beyond the building facade with a railing. Supported by cantilevers or columns, not enclosed by building walls on three sides.
Loggia - a space recessed into the building volume, enclosed on three sides by walls and open only on the facade side.
Practical difference:
- Loggia is warmer (less wind, can be insulated more effectively)
- Loggia is easier to glaze and convert into living space
- Loggia occupies a larger coefficient in total area (0.5 vs 0.3)
Glazing: Legal Nuances
A glazed balcony or loggia changes the building's exterior appearance. By law, this requires approval from local architectural authorities. In practice in Bishkek, most glazing is unauthorized, creating several issues:
- During renovation approval, the glazing may need to be legalized too
- Some banks may not count unauthorized glazing in the area for mortgage purposes
- HOA can theoretically require restoration to original condition
In practice in Bishkek, this rarely becomes a problem, but it's worth keeping in mind.
How a Balcony Affects Apartment Prices in Bishkek
Based on market practice:
Having a balcony/loggia adds 3-7% to the apartment price compared to a similar unit without one.
Glazed loggia adds another 2-5% - especially if it's large enough (6+ m²) and practical.
Large panoramic balcony with a good view (mountains, park) can add 5-10%.
Ground floor balcony - subtracts from the price, as it provides no privacy.
What to Check When Inspecting a Balcony
Structural elements: Touch the balcony slab from below (if accessible) or look at the balcony ceiling from the courtyard below. Rust on metal cantilevers, concrete delamination, cracks - signs of structural wear. In older Bishkek buildings, unsafe balconies are not uncommon.
Waterproofing: Check the balcony floor - any signs of persistent moisture or freezing. Cracks in the screed plus moisture = problem.
Glazing: If the balcony is glazed, check:
- Profile quality (PVC holds shape, aluminum is lighter)
- No condensation between glass panes (sign of seal failure)
- Locks and fittings work properly
Neighboring balcony: Check what neighbors have - if the balcony above or below is unsafe, it's a risk.
Can You Combine the Balcony with the Room
Legally - this is a renovation requiring approval. Technically - possible, but you cannot touch load-bearing walls (if there's one between the room and balcony). Usually, the window sill block is removed (window and part of the wall below it), which widens the opening. This is a popular solution in Bishkek for studios and small apartments.
