What You Must Check When Buying a House in the Suburbs
1. Land Documents
This is the most critical point. In the Bishkek suburbs you may find:
- State certificate — full ownership rights to the land ✅
- Temporary use right — limited rights, cannot be sold as owned property ⚠️
- Land without registered documents — enormous risk ❌
Never buy a house whose land is not formally owned.
2. Land Category
The plot must have the category "residential settlement land" or "individual housing construction land." If the plot is agricultural — converting it to a residential category is difficult and not always possible.
3. Engineering Infrastructure

- Is there a central gas pipeline or only cylinder gas?
- Central water supply or a well?
- Quality of electricity supply (frequent outages in some villages)?
