Step 1: Prepare the Apartment for Rental

What You Must Do Before Renting Out

Cosmetic renovation:

  • Paint or wallpaper in neutral colours

  • Replace outdated plumbing fixtures where necessary

Furnishing the apartment: The better the apartment is equipped, the higher the rent. The standard for a good rental:

How to Select a Good Tenant

When they call, clarify:

  • Who will be living there (how many people)
  • Whether they have pets
  • Purpose of rental (work, family, student)
  • Required term

When you meet:

  • Ask for their passport and take a copy
  • You can request proof of employment or a work contract
  • Trust your instincts — this matters

Step 4: Rental Agreement

A written contract is mandatory. Without one you have no legal protection.

What Must Be in the Contract

  • Full names and passport details of both parties
  • Exact address of the apartment
  • Rental term (start and end dates)
  • Monthly payment amount and currency
  • Payment schedule (due date, account number)
  • Conditions for increasing the rent
  • Who pays utility bills

  • Prohibition on subletting (if not desired)

Security Deposit

The standard is one month's rent. It is returned upon termination of the contract if there is no damage.

Important: draw up an acceptance act listing the furniture and appliances along with their condition. Photograph everything.

Step 5: Utility Payments

Agree in advance on who pays:

Option 1: Tenant pays directly

  • By meter readings (electricity, water, gas) — the tenant pays directly. Convenient for both parties, but you do not monitor payment.

Option 2: Included in the rent

  • You include an average utility amount in the rent. Simpler for the tenant, but carries risk if tariffs rise.

Step 6: Taxes

Rental income is taxable. In Kyrgyzstan:

  • Income tax on rental: 10% of income
  • You can deduct renovation and maintenance costs

It is recommended to declare the income legally — this protects you in disputes with tenants.
