How Commercial Real Estate Sales Differ
Different buyers. Commercial property is bought by entrepreneurs and companies - for business or investment. They think in terms of yield, not comfort.
Different valuation. Residential is valued by area and location. Commercial - by yield (rental income stream), traffic, visibility, parking. A space with a tenant is worth more than a vacant one.
Different documents. No residential technical passport. There is a non-residential technical passport. Different OKPO codes, different permits.
Different taxes. For individuals - personal income tax as with residential. For sole proprietors and legal entities - more complex.
How to Assess Commercial Space Value

Income method: if the space is rented out, its value = annual rent × multiplier (typically 8-12 for Bishkek).
Example: space rented for 150,000 soms/month = 1,800,000 soms/year. Multiplier 10 = value ~18,000,000 soms.
Taxes on Sale
Individual

Sole Proprietor
If the sole proprietor owned the property on their business balance sheet - income from the sale is included in the entrepreneur's taxable income. Rate depends on the tax system.
Legal Entity
Income from the sale is included in taxable profit. Corporate income tax in KR - 10%.

- GRS extract on ownership rights
