Property Insurance in Kyrgyzstan: Is It Worth It and How Much Does It Cost in 2026?
Most flat owners in Bishkek do not insure their home — until something happens. A flood from upstairs, a fire, theft, or a natural disaster — without insurance, all costs fall on you. Here is how property insurance works in Kyrgyzstan and whether it is worth the money.
Why Insure a Flat
Property insurance protects against:
- Fire — one of the most common insured events
- Flooding — your own or caused by upstairs neighbours
- Theft and robbery — especially relevant when renting out
- Natural disasters — earthquakes (Bishkek is in a seismically active zone!), landslides, storms

Mandatory vs Voluntary Insurance
In Kyrgyzstan, home insurance is voluntary. The exception: if the flat is mortgaged, the bank mandatorily requires that the collateral be insured.
Mortgage Insurance
When taking out a mortgage with RSK Bank, Bakai Bank, or KICB, you will be required to purchase two policies:
- Flat (collateral) insurance — against fire, flooding, destruction
- Borrower's life insurance — in case of disability or death

Civil liability
If your fault causes damage to neighbours' property, the insurer compensates the loss. A very useful policy for residents on upper floors or those with frequently leaking pipes.

The cost depends on the insured sum (property value), the risks covered, and the insurance company.

How to Claim After an Insured Event
- Notify the insurer immediately — by calling the hotline
- Document the damage — photographs and video before any cleaning or repairs
- Obtain a certificate from the competent authority: fire service (for fire), emergency service (for flooding), police (for theft)
- Submit a claim with a full set of documents
- The insurer inspects and assesses the damage
Payment timelines: 15–30 working days after all documents are submitted.
Common Insurance Mistakes
Underinsuring — to pay less for the policy. For example, the flat is worth $60,000 but insured for $30,000. In the event of a claim, only 50% of the loss will be paid.
Not reading exclusions — every contract lists what is NOT covered. For example, damage from military action, deliberate arson, or structural deterioration.
Late notification — most contracts require reporting an insured event within 24–72 hours.
