Over 30 years as a realtor in Bishkek, I have witnessed it all: market booms, downturns, and thousands of property transactions - successful and not. But in recent years, one pattern started to deeply concern me, and I could no longer look the other way.

More and more clients were coming to me after already being scammed. A young family had been saving for their first home deposit - and lost it after trusting a rental listing "directly from the owner." A pensioner wired money to a stranger on the internet for a "reservation" on an apartment that never existed. A student who had moved from another city arrived at the address from the listing only to find completely different tenants living there.

The scheme is always the same: fraudsters take photos of real apartments, post them at prices from several years ago - two or three times below current market rates - and collect advance payments. On platforms like Lalafo or House.kg, these listings appear again and again because moderation simply cannot keep pace with the volume. Once the money is transferred, tracing the fraudster is virtually impossible.

I realised that advice alone was not enough. Telling people to "use a realtor" does not help when the damage is already done. What was needed was a place where verification is built into the system itself - where every listing has been personally viewed and checked, where there are no anonymous sellers, and where the price reflects the real market.

That is how flat.kg was born - not as yet another aggregator, but as a platform of personal accountability. Every property listed here carries 30 years of my professional experience. My phone number appears on every page, and I personally answer every call.
