3. Condition of the Building and Entrance Hall

Inspect not just the apartment but also:

  • The roof — especially for top floors and Khrushchyovkas

Before the transaction, obtain a certificate confirming no outstanding utility debts. The seller's debts transfer to the new owner.

5. Legal Clarity

Check:

  • Whether there are encumbrances (pledge, arrest, mortgage) — via the GRS
  • Who is registered at the address — request a household composition certificate
  • Whether there are disputed heirs or underage owners
