How to Sell an Apartment Without a Realtor in Bishkek: Step-by-Step Guide 2026

A realtor's commission on an apartment sale in Bishkek is 2–3% of the transaction amount. For an apartment at $60,000, that is $1,200–$1,800. At $100,000, it is $2,000–$3,000. Many sellers decide to handle it themselves. Here is the entire process, step by step.

When Selling Without a Realtor Makes Sense

Going it alone is justified when:

  • You have time for viewings and negotiations
  • The apartment is standard — 1–3 rooms in a sought-after district
  • There is no urgency: you have 2–4 months to find a buyer
  • You have previously bought or sold property and know the process

When it is better to hire a realtor: urgent sale, legally complex apartment (inheritance, shared ownership, mortgage), no time for viewings.

Step 1: Set the Right Price

Wrong pricing is the main mistake of independent sellers. Too high = months without calls. Too low = losing money.

How to price:

  1. Study 15–20 comparable listings on OLX.kg from the last 2–4 weeks
  2. Compare by: district, building type, area, floor, condition
  3. Your price = the median of similar properties, adjusted for your apartment's specifics
  4. If in doubt — commission an independent appraisal ($30–$60)

If there are no calls after 2–3 weeks — the price is too high; reduce by 3–5%.

Step 2: Prepare the Apartment and Take Photos

The sale begins with how your listing looks.

Minimum preparation:

  • Deep clean
  • Remove personal belongings and unnecessary items

What to write in the listing:

Good headline: "2-bedroom apartment, Sverdlovsky district, 58 m², 4th floor, renovated 2022"

In the description, include:

  • Area (total, living space, kitchen)
  • Building type and year of construction
  • Floor and total number of floors
  • Condition (renovation, when done)
  • Utilities (central heating, gas, water)
  • Nearby infrastructure (school, kindergarten, shop, transport)
  • Documents ready / legally clean
  • Price and negotiation terms

Do not write "urgent" — it is a signal to bargain hard. Do not write "no realtors" — you will only get responses from realtors.

Step 4: Run Viewings Properly

Before the viewing:

  • Air out the apartment
  • Turn on all lights
  • Eliminate any odors
  • Ask household members not to be present — fewer people = more sense of space

During the viewing:

  • Let the buyer explore independently, do not lead them "by the hand"

After the viewing:

Step 5: Price Negotiations

Step 6: Completing the Transaction

After a verbal agreement:

  5. Settlement — cash or via bank. For large amounts, a letter of credit or escrow cell is safer.

Risks of Selling Independently

  • Wrong pricing — you may sell below market value
  • Problem buyers — "investors" who freeze the deal while shopping for other options
  • Document errors — GRS may refuse to register
  • Viewing safety — never show an apartment alone to an unknown person late in the evening
