Quiet streets, green courtyards: $45,000–$75,000. Ideal for families with children. Infrastructure is well-developed, but there is less choice than in Leninsky.

Outskirts and New Residential Areas

Kok-Jar, Ak-Orgo, areas near the ring road: $55,000–$90,000 for new builds. More square metres for the same money, but farther from the centre.

Types of Three-Room Flat Layouts

Soviet and Post-Soviet Buildings

Brezhnev / Stalin-era — classic layout with separate rooms, high ceilings (2.7–3.2 m), storage rooms. Good sound insulation. Popular with buyers.

Khrushchev-era — in a three-room flat, one or two rooms are typically adjoining. Small kitchens (5–6 m²). Plus: cheaper. Minus: cramped for a large family.

Panel 9-storey — a middle ground. Rooms are more often separate, kitchens 8–10 m², bathrooms typically separate.

Modern New Builds

Open-plan layouts, large kitchen-living rooms (20–30 m²), master bedrooms with en-suite bathrooms, dressing rooms. Higher quality standard, but the price is significantly higher.
