What Is an Installment Plan (Rassrochka)?

An installment plan means paying for an apartment in multiple installments. Unlike a mortgage, no bank is involved - you deal directly with the developer or seller.

Typical terms in Kyrgyzstan 2025:

  • Down payment: 20-40%
  • Duration: 1-5 years
  • Interest: 0-15% (depends on developer)

Types of Installment Plans

Interest-Free Installment

Some developers split the standard price with no added interest. Typically: 30-40% upfront, remainder over 12-24 months.

Interest-Bearing Installment

Similar to a bank mortgage but through the developer. Rates of 10-18% per year are common.

Construction-Phase Installment

You make monthly payments while the building is still under construction.


Pros and Cons

Advantages:

  • ✅ Simpler documentation process
  • ✅ Lock in the apartment with just a down payment
  • ✅ No income verification needed

Disadvantages:

  • ❌ Shorter duration than a mortgage
  • ❌ Risk of the building not being completed

What to Look for

  1. Check the developer's track record - have they delivered completed projects?
  2. GRS registration - make sure the contract can be registered
  3. Penalty clauses - what happens if delivery is delayed?
  4. Realistic delivery timeline - check actual construction progress

  • Total price: $55,000
  • Down payment (30%): $16,500
  • Remaining over 24 months: $1,604/month (interest-free)
