Rent First or Buy Immediately?

The main mistake when relocating is buying an apartment without knowing the city.

Recommendation: for the first 6–12 months, rent in several different districts so you can learn:

  • Which area works best given your job and schools
  • Which district suits your family's lifestyle
  • Real market prices (not just what listings say)

Which District of Bishkek Should You Choose?

For Families with Children

Leninsky District (center and surrounding areas) — the best schools, access to everything. More expensive. Sverdlovsky District — good infrastructure, slightly cheaper than the center.

For Those Watching the Budget

Alamudunsky District, Dzhal, Vostok-5, Asanbay — new micro-districts, modern buildings, prices 20–30% lower than the center.

For Business

Center, Manas Prospekt, NBKR area — business activity is concentrated here.

How to Search for Housing Remotely (Without Traveling)

Many people buy apartments remotely. It is possible, but requires caution.

Tools:

  • Lalafo.kg, Nedvizhimost.kg, flat.kg — online catalogues
  • Video calls with apartment walkthroughs (Zoom, WhatsApp)
  • A trusted person in Bishkek (relatives, friends)

Risks of remote purchase:

  • Cannot personally inspect the condition of the apartment and the building
  • Harder to assess the real feel of the district (noise, parking, neighbors)
  • Higher risk of fraud

How to reduce the risks:

  • Work with a realtor who has verified reviews — they will be your "eyes"
  • Request a video tour of the apartment AND of the building exterior and entrance
  • Money — only via letter of credit, or after a personal visit

Specifics for Relocators from the South

Osh and Osh Region

Osh's real estate market is growing actively, but Bishkek remains the center of business activity. Selling an apartment in Osh, you can usually buy a similar or slightly smaller one in a Bishkek residential district.

Average prices in Osh vs. Bishkek (2026):

Jalal-Abad

Prices are even lower there, and the gap with Bishkek is larger. Relocators typically sell a house or apartment in Jalal-Abad and buy a one- or two-bedroom apartment in Bishkek, putting the remainder on deposit.

Naryn, Talas, Batken

The price gap is the largest. Buying in Bishkek will require either a mortgage or selling regional property plus savings.


Registering When You Move to Bishkek

After buying or renting housing, you can register (obtain propiska) in Bishkek:

  • Owners: register at the address of their own apartment
  • Renters: only with the owner's consent. Many landlords refuse — clarify this upfront.

For work, school, and healthcare, a Bishkek registration is helpful but not always mandatory.


Mortgage for Those Relocating from the Regions

Arrived from the regions and officially employed in Bishkek — you can apply for a mortgage.

What you need:

  • Official employment (minimum 6 months at the current employer)
  • Income certificate
  • Down payment of at least 20%
