Step-by-Step Process for Getting an RSK Mortgage

Step 1. Preliminary calculation Use the mortgage calculator on RSK's website or visit a branch for a consultation. Estimate how much you can borrow based on your income.

Step 2. Application submission Submit an application at a bank branch or online via RSK's website. Review takes 3–7 business days.

Step 3. Apartment search After preliminary approval, you typically have 30–60 days to find an apartment.

Step 4. Property appraisal Order an appraisal from an accredited appraiser. The list of appraisers is on RSK's website. Appraisal cost: from 2,000 to 5,000 som.

Step 5. Property approval The bank verifies the legal cleanliness of the apartment and its compliance with collateral requirements.

Step 6. Insurance Mandatory insurance: for the apartment (collateral) and the borrower's life. Cost: 0.2–0.8% of the loan amount per year.

Step 7. Signing the contract The credit agreement and mortgage agreement are signed at the bank. Then — notary and registration at GRS.

Step 8. Funds transfer RSK transfers funds directly to the seller or via a letter of credit.

How Much Does an RSK Mortgage Cost: Real Example

Apartment: $55,000 (two-room, secondary market) Down payment (25%): $13,750 Loan amount: $41,250 Rate: 19% per annum Term: 15 years

Indicator Amount
Monthly payment ≈ $630 (≈ 56,000 som)
Total payment over 15 years ≈ $113,000
Overpayment ≈ $72,000

The overpayment looks large — but that's the price of a 15-year installment plan. The alternative — saving $55,000 in cash — would take the same 15 years with the same monthly savings.

Pros and Cons of RSK Mortgage

Pros:

  • State bank — reliability
  • Wide branch network throughout Kyrgyzstan
  • Subsidized programs for certain citizen categories
  • Most extensive mortgage experience in the country

Cons:

  • Rates are not the lowest on the market
  • Bureaucracy: many documents required
  • Queues and review periods can drag on
  • Limited list of accredited properties for the new construction program

What to Do If Rejected

If RSK rejects you — don't give up. Try:

  • Bakay Bank, KICB, Optima Bank
  • Close existing loans (reduces debt burden)
  • Bring in a co-borrower with official income
  • Increase the down payment
