How Much Does a Realtor Charge for Buying an Apartment in Bishkek?
The standard realtor's commission when buying real estate in Bishkek is 2–5% of the property's value. In absolute terms, on a 5,000,000 som apartment, that's 100,000–250,000 som.
Who pays: as a rule, the buyer. In some cases, the commission is split between buyer and seller — this is negotiable.
Commission for Selling
When selling an apartment, the seller pays the realtor 2–4% of the transaction price. Some agencies charge a fixed amount — from 50,000 som regardless of the property value.
Commission for Rental
For help renting an apartment, a realtor traditionally charges 50–100% of one month's rent — one time, at the time of signing the contract. Usually paid by the tenant.
