"How quickly can we close the deal?" — one of the most common questions from buyers. Real timelines depend on the type of property, whether a mortgage is involved, and document readiness. Let's break down each stage.

Cash Transaction (No Mortgage): Minimum Timeline

If the buyer's funds are ready and the seller has all documents, a deal can be closed in 5–10 business days.

Mortgage Transaction: Real Timelines

A mortgage significantly extends the process — mainly because of the bank.

Selling an Inherited Apartment

If the apartment was received through inheritance — a check of heirs' rights is added. If the inheritance is recent (less than 6 months ago) — other heirs can still assert rights, banks often refuse mortgages on such properties.

Additional time: +5–15 days for verification.

Sale with Minor Owners

Guardianship authority permission is required. Review period: 15–30 days. The total transaction takes 5–8 weeks.

Transaction with Encumbrance (Bank Mortgage)

If the apartment is mortgaged by the seller:

Scheme: buyer deposits funds to repay seller's mortgage → bank removes the lien → transaction is executed.

Removing the encumbrance at GRS: 3–5 business days. Add 1–2 weeks to the total timeline.

Notary Day: What Happens

The notarial certification day is key:

  1. Parties arrive with passports and documents
  2. Notary verifies documents and identities
  3. Reads the contract aloud
  4. Parties sign
  5. Notary certifies

With documents ready, this takes 1–3 hours.

Notarial certification cost: 0.1–0.5% of the transaction amount (minimum 1,000–2,000 som).

GRS Registration: Timelines and Costs

After the notary — registration of ownership transfer at GRS.

Tips for Speeding Up the Transaction

For the seller:

  • Update the technical passport in advance (if older than 5 years)
  • Discharge all residents in advance
  • Obtain certificates of no utility debts in advance
  • Notarized spousal consent — do this in advance

For the buyer:

  • Come to negotiations with already-approved mortgage (if taking one)
  • Order appraisal immediately after verbal agreement
  • Don't delay the deposit — the seller may change their mind
