Standard Deposit Amounts in Bishkek
The following practice is common in Bishkek's rental market in 2026:
- 1-month deposit - standard for most apartments
- 2-month deposit - for expensive apartments, new builds with expensive furniture
- No deposit - rare, usually from acquaintances or in long-term relationships
Example: apartment for 25,000 soms/month. Deposit = 25,000 soms. On move-in you pay: deposit (25,000) + first month (25,000) = 50,000 soms.
What the Landlord Can Withhold from the Deposit
The deposit is designed to protect the owner from:
- Property damage (broken furniture, damaged walls, broken plumbing)
- Utility bill debts
- Unpaid months of rent
- Cleaning costs after move-out (if the condition is written in the contract)
What the landlord CANNOT withhold the deposit for:
- Normal wear and tear (worn furniture, darkened faucets)
- Minor defects that existed before your move-in
- Early departure, if the contract has no penalty for early exit
How to Write the Deposit into the Contract to Ensure Its Return

- Deposit amount - exact figure in words
- Return conditions - "the deposit is returned within 3-5 business days after the tenant vacates, provided there are no debts or damage"
- Acceptance-transfer act - always draw up on move-in with a property inventory and its condition
- Photo documentation - photograph the apartment on move-in, send to the landlord via messenger (creates a timestamp)
- Dispute resolution procedure - what constitutes damage vs. normal wear

What to Do If the Landlord Doesn't Return the Deposit

Step 3: File a claim in court. For amounts up to 100,000 soms - simplified procedure, small state fee. The court considers the case within 1-2 months.
