The dream of owning a home is a reality for many Bishkek residents. But where to begin? Here is the complete journey from plot to keys.

Step 1: Choosing a Plot

Before buying land, decide on the following:

Bishkek or Suburbs?

Bishkek (within city limits):

  • Plots are more expensive: from $30,000 for 4–6 sotka
  • City infrastructure (roads, electricity, gas, water)
  • Construction permit — from city architecture authority
  • Schools and hospitals within walking distance

Suburbs (Sokuluk, Alamedin district, Baitik, Leninskoye):

  • Plots are cheaper: from $10,000–$20,000 for 6–10 sotka
  • Utilities may need to be connected independently
  • Clean air, quiet, space

What to Check When Buying a Plot

  • Land designation: must be IZhS (individual residential construction)

A simplified design is sufficient to obtain a permit. Full construction requires a complete design with structural and engineering sections.


Step 4: Contractor or Self-Build?

Self-build (hiring crews directly):

  • 20–30% cheaper
  • Requires constant oversight from you
  • Risk of crew changes, missed deadlines
  • Suitable if you have the time and construction knowledge

General contractor (turnkey):

  • More expensive, but less stressful
  • Takes responsibility for the result
  • Easier when obtaining a loan

The cost depends on the construction method and finishing level:
