Studio Apartment in Bishkek: Buy or Rent — Prices, Districts, Pros and Cons

A studio apartment is a compact unit with a combined kitchen-living area and a separate bathroom. In Bishkek this format is relatively new: Soviet-era housing did not include studios, but in new construction of the last 10 years studios have become standard offerings.

What Counts as a Studio in Bishkek

A studio (or "open-plan one-bedroom"):

  • Total area: 25–45 m²
  • Kitchen and living zone combined, no wall between them
  • Bathroom — separate
  • Sometimes has a sleeping alcove or mezzanine

Difference from a one-bedroom: in a one-bedroom the kitchen is a separate room. In a studio there is no partition.

Mid-range residential complexes:

  • Complexes in Dordoi area, Pervomaysky district
  • New buildings along main avenues

Central districts:

  • Studios rarer, more expensive, but higher rental demand

Who Studios Are Suited For

An excellent option for:

  • Students and young professionals
  • People living alone
  • Investors for rental income (high yield per m²)
  • Those moving to Bishkek and "feeling out" the city

  • Less to clean
  • Modern design in most new builds

Cons of a Studio

  • Cooking smells spread throughout the entire space
  • No isolated bedroom — difficult to host guests or work late at night
  • Kitchen noise (ventilation, dishes) audible in sleeping area
  • Storage — limited space for belongings in 30 m²
  • Resale may be slower — the buyer market for studios is narrower than for full apartments

Studio as Investment: Calculating Yield

Example:

  • Purchase of a studio in Leninsky district: $38,000 (finished)
  • Rental: $200–$250/month
  • Annual income: $2,400–$3,000
  • Yield: 6–8% per year

This beats a bank deposit in som (8–10% with inflation risk) and is comparable to a dollar deposit (3–5%).

Short-term rental of a central studio can yield $35–$50/night at 50–60% occupancy — that's $500–$900/month. Far more profitable than long-term rental, but requires active management.
